This agreement made and entered into this the first day of March 1883 by and between Jas. A. and Lucy A. Vance of the first part and William Alby of the second part all of Perry County, Arkansas is as follows:
Whereas the parties of the first part have rented unto the said party of the second part the residence and bottom field on their plantation situated in Section 16, Township Four North, Range Seventeen West containing about 16 acres of ground the parties of the first part in consideration of the covenants hereinafter stated agree to furnish the said field tools and necessary stock to cultivate said lands during the year 1883 unto the said party of the second part. The party of the second part agrees to cultivate all of said land before mentioned in corn and cotton in a good and farmer like manner and gather and deliver one half of the corn and cotton and fodder to the said parties of the first part and it is further agreed that the parties of the first part shall have a supervising control over said crop and in case any default is made by the parties of the second part in the cultivation or gathering of the same as hereinbefore mentioned, then the said parties of the first part shall take charge of the same and have such work performed as required. The parties of the second part agreeing to pay customary wages for such work performed. The said party of the second part further agrees to pay to the parties of the first part for all supplies which may be furnished by the said parties of the first part and all of his indebtedness which may then be due out of the first cotton raised on said plantation.
